Our cancellation policies depend on which rate you book.

Cancellation Policy for Standard Rates

The following cancellation fees apply:

31 days or more before arrival: free cancellation possible
30 days before arrival: 70% cancellation fee
7 days before arrival: 90% cancellation fee
Late arrival/early departure: 90% cancellation fee

After booking confirmation, we request a deposit of 25% of the total amount.

Contact us to arrange travel cancellation & travel interruption insurance with our partner, Europäische Reiseversicherung AG.

In case of No-Show (failure to commence the vacation), the hotel will charge the applicable fees via the credit card provided.

For timely cancellation of the (standard rate):

We are happy to issue a voucher for the full amount of the deposit paid for a cancellation within the agreed cancellation period - no additional costs will be incurred. If a refund of the deposit is preferred instead, a processing fee of EUR 25.00 will be deducted.

Cancellation Policy for Flex Rate

0% deposit, free cancellation until 7 days before arrival (by 6:00 PM). Payment is made directly at the hotel.

Cancellation Policy for Non-Refundable Rate

Your reservation is guaranteed and can no longer be cancelled or changed free of charge. In case of no-show or cancellation, 100% of all booked services will be charged.

For group reservations, the Austrian Hotel Contractual Conditions apply - the Forsthofalm cancellation policies are not valid here.

As an adults-only 12+ hotel, teenagers from 12 years old are welcome.

We guarantee check-in until 3 PM. If your room is ready earlier, you are welcome to occupy it. Check-out is until 11 AM.
On your day of arrival, you can use the Sky Spa all day; on your day of departure, you can use it until 6 PM. 

We offer a complimentary arrival and departure shuttle! For this, it's best to call our reception about 30 minutes before your arrival. We will pick you up at the valley parking lot or the train station. The valley parking lot is located at the start of the access road to the Forsthofalm.

Additionally, we have fixed shuttle times. These are also free of charge.

Departures from the Forsthofalm to the Asitz Valley Station:
9:15 AM, 11:15 AM, 3:15 PM, 5:00 PM, 6:30 PM, 9:00 PM 

Departures from the Asitz Valley Station to the Forsthofalm:
7:40 AM, 9:50 AM, 11:40 AM, 3:30 PM, 5:15 PM, 6:45 PM 

If you wish to join one of these scheduled rides, please let our reception know!

For any additional shuttle trips, we charge €20 per ride. Please arrange your ride at the reception!

IMPORTANT INFO for arriving at the Forsthofalm by car

Google Navigation directs you from Saalfelden via a forest track ("Rain") that is closed to car traffic. Please do NOT use this route under any circumstances!

If you are following (Google) Maps and coming from the direction of Saalfelden, please be sure to stay on the main federal road until you turn off towards "Schwarzleo" – our flag is also posted at the roadside there! Otherwise, you will be directed onto a forest road ("Rain") which does not provide access to the hotel and is closed to cars!

Motorway A8 towards Rosenheim (D) - Change motorway towards Innsbruck (A) - Motorway exit Oberaudorf - Niederndorf - Walchsee - Kössen - Fieberbrunn - Leogang 

Alternative from Germany (Toll)
Rosenheim - Kiefersfelden - Exit Kufstein Süd (The section of the A12 Inntal motorway from Kiefersfelden to the Kufstein-Süd junction is currently toll-free) - St. Johann/Tirol - Fieberbrunn to Leogang or Motorway exit Siegsdorf via Lofer to Saalfelden - Leogang 

TIP for E-vehicle owners: There are dedicated e-charging stations directly at the hotel. Vacation in the heart of nature – recharge not just yourself, but also your car with energy for the next day.

Arrival by Train
You can find current train connections on www.oebb.at or on www.bahn.de. The nearest destination train stations are "Hochfilzen", "Saalfelden", "Leogang Bahnhof". We are happy to organize a complimentary station shuttle for arrival and departure upon prior reservation.

Our Forsthofalm Travel Tips

Arrival during Peak Season

If you are arriving during peak season, we recommend avoiding arrival times between 12:00 PM and 5:00 PM, as higher traffic volumes are expected during this period.

Travel in the morning! This way you avoid delays on the roads, and our hotel offers an excellent breakfast service for early risers.

During winter, we recommend winter equipment for your car! Be sure to have proper winter equipment for your vehicle. We advise you to carry snow chains, as difficult road conditions can occur, especially during snowfall.

Departure during Peak Season

If you are departing during peak season, we recommend avoiding departure times between 10:00 AM and 2:00 PM, as higher traffic volumes are expected during this period.

Depart early in the morning or treat yourself to another relaxing vacation day in the mountains. Departing after 2:00 PM is generally a much more relaxed experience for you.

Yes, you are welcome to bring your dog in the suites and in our Hill Side Rooms. We charge €44 per pet per night. Dogs are NOT allowed in our restaurant. If your four-legged friend doesn't like being alone and shouldn't wait in the room, we offer you a table at the bar for your meal.

Every season at the Forsthofalm is worth experiencing.

In the summer months and autumn, the region is beautiful for hiking. Especially in spring, flower enthusiasts get their money's worth, as the meadows and fields offer a true sea of blossoms!

In every season and in any weather, the Forsthofalm offers just the right place to linger. Whether in the SKY SPA, cozily by the panoramic window in your room, or by the fireplace in your suite: these spots are perfect for recharging your energy and gathering strength. Additionally, we offer the weekly Mountain Life program with three daily yoga & fitness sessions, which can be held indoors or outdoors depending on the weather.

Summer is considered a paradise for hikers and bikers; whether downhill or e-bike tours, the region is famous and ideal for it. The Forsthofalm is located in the heart of the Bikepark Leogang.

In winter, the Forsthofalm, as a ski-in – ski-out hotel, is situated directly on the ski slope of the famous Saalbach-Hinterglemm-Leogang-Fieberbrunn area, and nothing stands in the way of your ski experience.

Where is the Forsthofalm? The Forsthofalm is situated at 1,050 m above sea level between the Leoganger Steinberge and the Asitz summit, in a dreamy, secluded location in the heart of the bikepark and ski area.

In winter, access via the Schwarzleo road is only possible with snow chains. Guests park conveniently in the valley and are picked up by the hotel's own shuttle.

The Saalbach-Hinterglemm-Leogang-Fieberbrunn ski area – Home of Lässig, one of Austria's largest ski areas, starts directly outside the hotel.

All rooms are equipped as follows:

• King Size double bed, not separable, with two H3 mattresses

• All necessary bathroom extras
• Balcony or terrace with lounge chairs and outdoor seating area

Garden Room

Our Garden Room with a private terrace leaves nothing to be desired and offers a wonderful view of the garden in front of the terrace. Open the door and step right into the mountain experience.

Hill Side Room

Our Hill Side Room offers a dreamy view of the Asitz mountain. In summer, you look from your sunny balcony into the Leogang Bikepark; in winter, you have a clear view of the ski slope.

Forest Room

Our Forest Room faces north. You can watch the swaying treetops dance and have a picture-perfect view of the imposing Leoganger Steinberge.

Sunny Suite

In our Sunny Suite, you not only have sunshine from morning till evening in all directions, your suite is also equipped with a bathtub and separate shower, a cozy sitting area with a sofa, minibar, tea & coffee bar, and a large wardrobe.

Mountain Suite

The Mountain Suite, in addition to the standard equipment, also features a cozy fireplace area with a large cuddle sofa, minibar, and tea & coffee bar, a freestanding bathtub & separate shower.

Panorama Suite

Our Panorama Suite with a double balcony, panoramic views, open fireplace, minibar, tea & coffee bar, walk-in wardrobe, bathtub with separate shower and separate WC, as well as a home cinema system in addition to the standard equipment, leaves nothing to be desired.

Secret Forest Suite

The Secret Forest Suite has special features including a private sauna on the balcony with corresponding oils to create the perfect infusion. Additionally, an openly designed bathroom area with a freestanding bathtub and separate shower, and a separated WC, leaves no wishes unfulfilled. The suite also includes an open fireplace, which can be enjoyed from the bed or the sofa area. A walk-in wardrobe provides ample space for all your luggage.

Depending on the booked category and chosen package, various services are included in the room price. In all rooms, everything you need for a carefree stay in the mountains is at your disposal. You will receive a bathrobe for the wellness area, plush soft towels, our homemade soap, and the shower gel scented with alpine herbs. A rescue kit, hairdryer, cosmetic mirror, and towel heater are also included in all categories. As a sustainable wood hotel, we consciously forgo disposable slippers in the rooms. If you like, please bring your own – for the sake of the environment.

In the suites with a fireplace, you also have enough firewood included to enjoy beautiful hours by the fireside. And if it shouldn't be enough, we are happy to bring more!

And in our suite with a sauna, oils are included, and in all rooms and suites with a bathtub, a refreshing bath salt is provided.

The Hill Side Room at the Forsthofalm is the category from which you look directly onto the ski slope. From the balcony, you look into the Bikepark in summer and directly onto the ski slope in winter.

Our absolute sunny room is our Sunny Suite! 

And in the Hill Side Room, you also enjoy dreamy hours of sunshine on the balcony. The Garden Room also faces south. The other rooms are not quite as sunny, but are somewhat "more private" with a dreamy forest view. Sunbathing is possible all day in our garden and on the rooftop terrace!

Yes, there is a vegan option for every course. All side dishes for the sharing main course are vegan.

Please inform us of any intolerances before your arrival. Our kitchen team will accommodate your wishes individually.

Notice on Allergies & Intolerances

No Specialisation in Allergy-Friendly Cuisine The Forsthofalm is not specialised in preparing allergen-free or dietary meals. There is no diet chef or medical supervision available at the hotel. Guests with allergies or intolerances travel at their own responsibility. Mandatory Advance Information All allergies and intolerances must be fully and correctly stated at the time of reservation. 

For one to two common allergies or regularly occurring intolerances, we will do our best – within our possibilities – to accommodate them.

For multiple allergies, complex intolerances, or unusual/rare allergies, direct consultation with our head chef or management is mandatory. Without this coordination, we cannot guarantee the implementation. Capacity Limits & Possible Decline In cases requiring separate or significantly altered menu preparation, organisational or capacity-related reasons may prevent us from providing the requested service. For highly specific dietary requirements, we recommend hotels that are specialised in this area. Additional Costs for Extra Effort If implementation is possible, we reserve the right to charge an additional fee for the increased workload and staffing effort. The amount will be calculated individually based on the effort required and communicated in advance.

Yes. Throughout both summer and winter we offer guided adventures as part of our weekly activity program. In winter, you can join guided ski sessions and curated mountain experiences. In summer, we offer guided bike tours and scenic hikes led by our experienced team. All tours are designed to match the season, the terrain, and your level. Simply check our weekly schedule or ask at reception to join

Our spa menu includes beauty treatments, massages, and natural cosmetics. With an existing room reservation you can book your spa treatment directly in advance online via spa.forsthofalm.com

The Forsthofalm's Mountain Life program is complimentary for hotel guests. It is also included in the price for our day spa guests. As part of the Mountain Life program, we offer a variety of fitness classes, meditation sessions, and three guaranteed daily yoga sessions regardless of the number of participants.

For participation in the Mountain Life program, you don't need to bring anything except your workout clothes. We have everything you need for the classes on site. However, if you prefer to practice yoga or train on your own mat, you are of course welcome to bring it.

You do not need any prior experience to participate in all classes of the Mountain Life program. All levels are welcome!

Every Saturday, the hotel bar at the Forsthofalm transforms into a large dancefloor. The themes vary depending on the season! In summer, we celebrate the White Night every Saturday. Dresscode: All White!
